Big Guns 2023

COVID hit, we’re ranking Big Gun centres and we’ve measured the percentage differences for the Top 20; but not over last year – we’ve compared them to the 2020 figures – the last time we published and ranked ‘normal’ figures. Then COVID arrived; some retailers closed completely, others partially, and all for different periods across the various states, so comparisons of Big Gun centres during this period were simply meaningless. This year, we have the first ‘normal’ figures since 2020 so we’ve compared them with that year. There are three newcomers to the $1.0 billion MAT club – Pacific Fair, Westfield Miranda and Westfield Carindale. Congratulations! What’s noticeable this year is how resilient these centres are. Some of the increases, albeit over a three-year period, are significant. This year, 91 centres are listed, of which 84 have submitted figures – the other seven are either under re-development or unstable. Of the 84, nine were development affected during 2020, so that leaves 75 centres with comparative figures, of which, 63 showed increases in MAT and 12 dropped. But again, in drawing conclusions, one must be careful! Look at the Top 10, for example. Westfield Sydney and Westfield Bondi Junction fell in terms of MAT. However, both of these centres have significant ‘CBD’ components – Westfield Sydney of course is 100% CBD. As we all know, CBD retail is not yet back to business as usual right across the country (and indeed, the rest of the world). Vicinity and Gandel’s Chadstone continues to surge at the top. Up 16.2% from 2020 – more than 5% per annum growth; its MAT is now nearer $3.0 billion than it is $2.0 billion. Simply staggering! In terms of MAT/m2, Mirvac and Perron’s Broadway Sydney re-takes the No. 1 spot on the ladder and, in so doing, becomes the first Big Gun ever to top the $16,000/m2 mark! This statistic really shows the overall power of a centre with some of the increases enormous. There are also other ‘firsts’ this year. To make the Top 10 in MAT/m2 you need over the $10,000 mark and to make the Top 20, over $9,000 is the requirement – both new benchmarks! Specialty MAT/m2 is no different when it comes to increased performance and new ‘firsts’. Specialty MAT at $12,000 becomes the new benchmark for inclusion in the Top 20 – in 2020, $12,000/m2 got you to 13th place! Chadstone takes the No.1 spot on the Specialty MAT/m2 ladder with an astonishing $26,859! Just reflect on that for a moment. It means that if you have a specialty shop at Chadstone with an area of about 80m2 and you’re trading at the ‘average’ level, your annual turnover is in excess of $2.1 million!
