Kardinya Park Shopping Centre has completed Stage 2 of its broader redevelopment plan, one of the major retail renewal programs in Perth’s southern corridor.
The milestone advances the centre’s transition from a sub-regional shopping centre into a mixed-use precinct.
The $65 million upgrade was delivered by Focus Building Company and Dowsing Group, and officially opened on December 3 by Bibra Lake MLA Sook Yee Lai and former cricketer Kim Hughes.
Owned by Dato Holdings Pty Ltd and managed by Ray White Commercial (WA), the centre is moving toward a mixed-use precinct combining retail, health, hospitality and future residential uses.
“Stage 2’s completion highlights our commitment to delivering the level of integrated commercial amenity that Kardinya Park Shopping Centre deserves,” said Con Berbatis, director of Dato Holdings.
Ray White Commercial (WA) has overseen the asset throughout the redevelopment. “Managing Kardinya Park through this redevelopment has been a rewarding challenge,” said Steven Cuzens, asset manager at Ray White Commercial WA.

Stage 2 strengthens access and daily convenience through upgraded traffic infrastructure and parking. The new signalised entry from South Street and the expanded car park improve circulation and prepare the site for later stages. A new marketplace area also provides additional food and beverage options for the local community.

Planning for the remaining stages is under review. Proposed additions include a tavern, convenience retail, childcare services and residential apartments. These will be confirmed in line with tenant demand and market conditions.
Several new tenants are set to open next year, including Flames Burger and Grill, Hanoi Corner, Fast Emergency Care and other allied health providers. The health precinct at the South Street and North Lake Road intersection has also been identified as a suitable location for private emergency care with access to trained specialists.
The redevelopment, approved in 2023 and designed by Hames Sharley Architects, consists of four stages.
Stage 1 delivered a fuel station and a road connection to North Lake Road. Stage 2 expands access, parking and amenities, including a full-line 3790sqm Coles supermarket. Stage 3 is planned to introduce restaurant, hotel and retail offerings, while Stage 4 will focus on childcare facilities and residential apartments of up to eight storeys.
