The sale of Epping Home & Life shopping centre in Melbourne marks the largest-of-its-kind retail transaction for the year, with a private investor paying $111.7 million for the property.

The 26,550sqm large-format retail centre was sold after a process managed by JLL on behalf of Forza Capital. JLL said it was more than $30 million more expensive than the second most expensive large-format retail sale in 2026, and the largest acquisition by a private investor of its kind in Victoria on record.

“Epping Home & Life is the largest large-format retail transaction in the country this year, and the result reflects both the scarcity of dominant LFR assets nationally and the conviction investors now have in the sector’s income profile,” said JLL’s Stuart Taylor.

“Only three LFR assets have traded above $100 million nationally in almost four years. When an asset of this calibre is offered, it draws the deepest pools of capital in the market, and that was evident throughout this campaign.”

Taylor said that the expressions of interest campaign attracted bids from retail investment trusts, wholesale funds and syndicates.

“For a private investor to set a new Victorian record for the sector against a deep institutional field is a clear marker of how private capital has evolved,” he added.

“Well-capitalised private investors are now transacting at a scale that was once largely the preserve of institutions. Their long-term investment horizon allows them to recognise the full strategic value of an asset like Epping Home & Life, beyond the current lease profile.”

Located 17km north of Melbourne CBD, the centre has space for 28 tenancies on a freehold site, and 783 car spaces. It sits opposite the 88,000sqm Pacific Epping shopping centre.

Officeworks, TK Maxx, Rebel Sport, Planet Fitness, and Harvey Norman anchor the centre.
