The Auburn Home Centre, an LFR property in Sydney’s western suburbs, has been listed for sale.
Located at 219 Parramatta Road, about 14km from Sydney CBD, the site spans 4951sqm and offers dual street access and 88 basement car spaces.
The property includes 18 tenancies and sits opposite a Harvey Norman store, near the M4 Western Motorway and Auburn Station.
According to agents, the location is exposed to more than 16.4 million passing vehicles annually.
JLL agents David Mahood, Sebastian Fahey, George Daley, and Jacob Heinke are managing the sale. Mahood noted that properties of this size along Parramatta Road are seldom offered to the market.
“Auburn Home Centre provides investors with a generational opportunity to secure a dominant large-format position on Parramatta Road, with centres of this scale rarely coming to market,” said Mahood. Market data for Sydney’s large-format retail sector shows a vacancy rate of 1.4 per cent, alongside a 7.4 per cent rise in rents over the past year.
The property is within the Cumberland council area, where the local population is projected to reach 1.57 million residents by 2036.
Fahey pointed to regional infrastructure projects, such as the Western Sydney International Airport and Sydney Metro West, which are expected to support higher retail spending across the corridor over the next decade.
“Tenant demand across the Parramatta Road precinct remains strong, with limited vacancy, while new large-format supply continues to lag demand. This scarcity is driving strong competition for quality large-format assets in Sydney, and the centre’s flexibility also makes it well suited to owner-occupiers,” said Fahey.
The expressions of interest campaign closes on November 18.
