Interesting that our Cover Story is about a ‘Mini Gun’ operator (SCA Property Group) and the sector’s figures are tabled in the same edition! The real story here lies in the very modern history of the sector. Very modern in our terms is 12 years – we began our Mini Gun feature in 2006. In those days, the sector was dominated by Centro and the management, leasing and marketing was done mostly at a distance with local real estate agents playing a major role. The challenge with these sort o
f centres – Convenience, Neighbourhood, the larger ones (close to 20,000m2) at a stretch could be called sub-regionals – is managing them. They don’t warrant a full-time, on the spot manager, let alone a leasing or marketing executive. In the past 12 years, most of the major players have addressed that challenge and the results have been quite phenomenal.
In 2006, just seven Mini Gun centres had an MAT/m2 of $10,000 or greater; today that MAT/m2 would place you at Number 57!
In terms of MAT, the Top 10 has three new entries – JLL managed Floreat Forum, Charter Hall’s Pacific Square and Stockland Nowra, which showed increases of 8%, 12% and 3% respectively. On the MAT/m2 table, nine of the Top 10 remain joined by AMPCSC’s Gasworks Plaza coming in at number 7.

The MAT/m2 figures are incredible and don’t make the mistake of thinking that they are just powerful supermarkets with two or three specialties stuck on the end – only two have less than 20 specialties and six have more than 30.
In the Cover Story, Sid Sharma, SCA Property Group’s COO, makes the point that many of the specialties in his portfolio do better than those in the larger centres as their MAT is equal or better and their rent is lower. A look at the MAT/m2 table would seem to add weight to his theory. Draw the line at an MAT/m2 figure of $9,000 and there are exactly 80 Mini Gun centres above it; on the 2018 Big Guns table, only eight centres made it!
There’s nothing astonishing here, in fact, it’s just confirmation of an age-old observation. Put expertise and professionalism into a sector and it will flourish!
