What a year for the shopping centre industry and what a year for Big Guns! We list 93 centres this year, with turnover figures shown on 84 of them; the other nine were either under development during the year or stabilising post-development. Of the 84 centres ranked, only five showed a negative MAT on last year and two of those were less than 1% down. So, 79 centres recorded an increase in MAT and many were really remarkable. Last year, we commented that there were three new entries to the $1.0
billion club making a total of nine. We asked the question as to how long it would be before you needed an MAT of $1.0 billion to make the Top 20? We forecast it would be 2028. This year, with a whopping 16% increase on last year, Westfield Parramatta joins the club and also makes the Top 10. Scentre Group had another – Westfield Doncaster, with a 3.5% increase to hit the billion mark. QIC’s Robina Town Centre made it three new entries, with a 3.5% jump on last year.
So now 12 out of the Top 20 have passed the billion mark. We think our forecast of $1B to make the Top 20 by 2028 is looking good!
Look at the increases in the Top 20 on the MAT ladder below. We’ve already mentioned three of them (those joining the $1.0 billion club) but go further. Highpoint showed an 8.4% increase; Westfield Miranda, 7%; Dexus’s Indooroopilly snuck into the Top 20 with a 7.6% increase and GPT’s Karrinyup posted an 11.5% rise. Quite simply, an all-round fantastic performance.
In the MAT/m2 rankings, it was a similar picture. Taking top honours (with an MAT increase of nearly 18%), is GPT’s Melbourne Central with a staggering $17,096 – a 12.5% increase on last year. Mirvac and Perron’s Broadway Sydney takes the No. 2 slot with $16,449 and Vicinity’s Chadstone, with $14,874/m2 sits at No. 3. Again, go down further and look at the figures across the board; some huge increases, hardly any negative performances and then only small declines.
On the Specialty MAT/m2 ladder, the numbers are just as impressive; however, the table needs an explanation. You’ll notice there are two centres at No. 20 – Rouse Hill and Macquarie Centre – they recorded the same figure of $12,870; it’s the first time it’s ever happened!
Chadstone maintains its No. 1 spot with a stunning $29,741/m2. Just think about that; if you’ve a specialty shop in Chadstone of about 80m2 and you’re ‘average’ in terms of trading, your MAT is knocking on the door of $2.5 million!
Westfield Sydney is close behind with $27,182 representing an 8% increase on last year. New entries to the Top 20 were Westfield Carousel with a 12.7% increase to $13,076 and Cockburn Gateway (see cover story) with a 7.2% rise to $13,293.
