Frasers Property Australia is bringing outlet retail to Greater Western Sydney with ECQ Outlet — the highly anticipated third stage of Eastern Creek Quarter. Opening in March 2026, ECQ Outlet will feature around 100 stores and direct links to ECQ’s dining, entertainment and large format retail precincts.

Frasers Property Australia is on track to open ECQ Outlet, the third stage of Eastern Creek Quarter (ECQ) and Greater Western Sydney’s first outlet retail destination, in March 2026.

ECQ Outlet brings the vision of a dynamic multi-asset retail destination to life; seamlessly integrating everyday groceries and essentials, convenience shopping, health and beauty services, diverse dining and entertainment options, and large-format and showroom retail all complemented by an exciting new outlet concept.

There’s a distinct undersupply of outlet retail in NSW and in Greater Western Sydney in particular, with only three outlet centres in Greater Sydney to a population of 5.5 million compared to Victoria, which has six outlet centres in Greater Melbourne to a population of 5.3 million. It means ECQ Outlet is poised to serve a wider geographical trade area which, upon opening, is estimated to represent more than 1.2 million shoppers.

Construction of ECQ Outlet commenced in 2024 and the project continues to gain momentum on-site, with 90% of the structure now complete and watertight. On completion, the centre will feature about 100 stores and more than 1,100 car parks planned to support convenience and strong foot traffic, underscoring the scale and leasing potential of ECQ Outlet.

Beloved brands

Frasers Property Australia recently revealed the first brands coming to ECQ Outlet. In a major coup, the development will be home to the biggest ASICS outlet store in Australia.

Joining ASICS will be adidas, FILA, Puma, Calvin Klein, Tommy Hilfiger, Tarocash, Connor, yd., Johnny Bigg, Rockwear and Strand. The retail mix will deliver a strong line-up of both international and local favourites across athleisure, fashion, adventure wear and footwear, designed to drive high visitation and sustained retail performance.

A first for retail in NSW, Frasers Property Australia worked with the Department of Planning and Environment to develop the definition of ‘outlet retail’ at ECQ Outlet, which will see brands offer a minimum of 70% of stock for sale discounted from its ordinary retail price or recommended retail price, or stock manufactured specifically for outlet.

Frasers Property Australia is poised to announce the second tranche of confirmed tenants in the near future, spotlighting an exciting expansion of dining options designed to enhance the culinary experience for visitors. This upcoming reveal will also include updates on new features of the ECQ Social outdoor precinct. A growing space aimed at fostering community engagement, entertainment and a vibrant social atmosphere, it reflects Frasers Property’s commitment to creating a diverse and engaging destination that meets the evolving needs and tastes of its growing customer base.

Direct connectivity and accessibility

The introduction of outlet retail further distinguishes the ECQ precinct, which is already established as a unique retail destination. Upon completion, ECQ Outlet will enjoy direct connectivity to the existing ECQ Shopping Centre and ECQ Social precinct, creating a seamless and integrated shopping experience.

The main thoroughfare of ECQ Outlet is designed with a generous width comparable to Sydney’s iconic Pitt Street Mall, creating a spacious, pedestrian-friendly environment that enhances the overall shopping experience. With a permitted gross lettable area (GLA) of approximately 20,000m2, ECQ Outlet offers substantial capacity to accommodate a diverse mix of retail. This scale positions it as a significant retail destination in the region, capable of delivering dynamic experiences for both everyday shoppers and destination visitors alike.


ECQ’s strategic location at the intersection of the Great Western Highway and the M7 Motorway makes it uniquely suited to the outlet model, also located within a transport network. The combination of these features aims to create an exciting retail and social environment catering to diverse consumer needs while also capitalising on the region’s growing population and accessibility.

Already a thriving retail destination

ECQ Outlet is the third stage of the multi-asset retail precinct serving the Greater Western Sydney region.

When it opens in early 2026, it will seamlessly integrate with the thriving ECQ Social dining precinct with an expanded entertainment offer and complement the existing ECQ Shopping Centre and ECQ XL, the large-format retail and showroom retail.

ECQ Shopping Centre features a full-line Woolworths supermarket, a mix of local concepts, quality brands and ECQ Social, with its covered and alfresco seating, outdoor deck, kids play area and large-format outdoor digital screen.

ECQ XL is the centre’s second stage and home to a diverse mix of brands, including Anaconda, McDonald’s, Officeworks, 4WD Supa Centre, Weber, Neptune Swim School and KFC.

ECQ Outlet represents an investment of approximately $150 million in the community. Approximately 500 jobs have been created during the development phase and an additional 500 long-term jobs are expected to be created once it opens.
