Coles-anchored Nambour Mill Village hits the market

A neighbourhood shopping centre anchored by one of Australia’s highest-performing Coles supermarkets has been brought to market, with agents highlighting its strong trading performance, long-term income security and rental growth potential.

CBRE and Stonebridge Property Group have launched the Expressions of Interest campaign for Nambour Mill Village, a fully leased retail centre in Nambour on Queensland’s Sunshine Coast.

The 6648sqm centre occupies a 17,720sqm site adjacent to Nambour Railway Station and is anchored by a Coles supermarket trading 67 per cent above the national benchmark, according to the sales agents. The property is also home to Priceline Pharmacy, Cellarbrations, Queensland Government offices and a mix of convenience, food and service retailers.

Stonebridge retail investments national partner Justin Dowers said the asset stands out in a market where investors continue to favour convenience-based retail centres anchored by supermarkets.

“The quality of the Coles supermarket sets this opportunity apart,” Dowers said, noting its above-benchmark sales performance alongside below-market specialty rents.

CBRE state director Joe Tynan said the centre also benefits from favourable demographic and retail fundamentals.

Retail expenditure across the main trade area is forecast to grow from $1.29 billion in 2026 to $2.79 billion by 2046, while supermarket spending is expected to more than double over the same period.

Nambour Mill Village is being offered for sale via an Expressions of Interest campaign closing on September 3.
