Ashmore City Shopping Centre on Queensland’s Gold Coast has been listed for sale, with investors and developers expected to target its mixed-use redevelopment potential.

The 2.86ha site, located about 4km east of the Gold Coast CDB, is being offered for sale via an expressions of interest campaign, managed by CBRE agents Michael Hedger, Joe Tynan and Mark Witheriff on behalf of a private family owner, which ends on June 18.

The neighbourhood centre comprises more than 8770sqm of gross lettable area and is anchored by a defensive tenant mix led by Drakes Supermarkets, alongside national and essential service retailers including Liquorland, Chempro Chemist, ANZ and Commonwealth Bank.

Positioned on a prominent corner site with extensive frontage to Southport-Nerang and Currumburra Roads, the asset benefits from strong exposure and connectivity to key Gold Coast suburbs including Southport, Nerang, Labrador and Benowa. The site also sits within an established commercial corridor at a signalised four-way intersection.

“This campaign is expected to generate strong engagement, given the underlying land component that already underpins the property,” said Michael Hedger

“Ashmore City offers flexibility for different buyer profiles as it offers opportunity for a full-scale mixed-use development as well as potential for genuine reversionary income upside via further reconfiguring and repositioning with the current planning framework offering multiple pathways given its favourable District Centre Zone.”

The proximity to major infrastructure, including Griffith University and Gold Coast University Hospital, further strengthens the site’s strategic positioning.
