Developer-builder Oreana is moving forward with the construction of its fourth Melbourne shopping centre in as many months, with work commencing on Tarneit’s Bluestone Hub in May.

The $41 million Bluestone Hub shopping centre will include 4,200m2 of lettable area on Gaits Drive in Tarneit and be completed in mid to late 2026.

The town centre will feature approximately 23 shops, including a supermarket, food and beverage, gym, medical centre and chemist; offering a diverse range of retail and services.

Colliers is overseeing the leasing campaign for the centre and have already secured Yes Yes Grocery, Ray White, a café, barber, laundromat and Aspire Early Education.

Oreana Managing Director Tony Sass said Bluestone Hub would be a true one-stop destination for locals living in the surrounding Bluestone and Harlow communities.

“This new town centre is perfectly positioned between two fast growing communities, offering key retail and services to enhance daily life for residents,” he said.

“As our fourth neighbourhood shopping centre now under construction this year, Bluestone Hub illustrates how Oreana is continuing to deliver essential retail services to Melbourne’s fastest-growing communities. These centres play a crucial role in shaping vibrant, well-serviced neighbourhoods in greenfield areas.

“We take pride in our integrated model across development and construction which enables us to deliver high-quality retail spaces that enhance the everyday lives of local residents. Our focus remains on creating convenient, accessible, and thriving hubs that support growing communities.”

A standout feature of Bluestone Hub is its seamless pedestrian walkway, connecting the scenic waterways to the west with the parklands and historic homestead to the east. This vibrant link will host three versatile community spaces, ideal for alfresco dining, retail, medical services, or a state-of-the-art gym.

Highly active in Melbourne’s greenfield space, Oreana also has the following neighbourhood shopping centres under construction:

  • Botanical Village, Mickleham, a $75 million centre spanning 7,415m2
  • Farm Gate Local, Clyde, an $18.5 million hub spanning 2,140m2
  • Linfield Place, Wollert, a $45 million centre spanning 3,500m2

Sass said Oreana was focused on maintaining a diversified pipeline across early education, retail, medium density housing and land development and continuing to drive its integration as a developer and builder.

“Our integrated and diversified approach enables us to ride the cycles of the property market and strategically leverage where there is opportunity at any given time,” he said.

“We have further integrated our investment arm, which is now building and offering investment products tied to our activity, enabling others to benefit from this strategy.”
