Supported by a $1.2 billion development pipeline, including over $650 million currently under development, HomeCo is investing in the retail infrastructure that growing Australian communities need to thrive. As consumer shopping habits continue to evolve, HomeCo’s daily-needs assets also serve as critical last-mile fulfilment hubs, enabling retailers to seamlessly connect with customers through in-store shopping, click-and-collect and home delivery channels.
HomeCo’s development pipeline is fundamentally centred on delivering the retail infrastructure required to support Australia’s growing communities. Across many of the areas in which HomeCo operates, population growth, housing development and demographic change have outpaced the delivery of supporting retail services, creating a need for greater access to convenience-based centres anchored by supermarkets, healthcare, services and everyday shopping essentials closer to where people live.
In high-growth catchments including Richlands (QLD), Diggers Rest (VIC) and Armstrong Creek (VIC), HomeCo is delivering a new generation of neighbourhood centres. Richlands and Diggers Rest will be anchored by Coles, while Armstrong Creek will feature a new Woolworths-anchored neighbourhood centre located opposite HomeCo’s existing Coles-anchored centre. The Armstrong Creek development will also incorporate an integrated micro-fulfilment centre, supporting evolving customer shopping behaviours and enhancing convenience for the rapidly growing local community.
Reinvesting in established retail destinations
Alongside new developments, HomeCo continues to reinvest in existing assets to respond to changing customer expectations and evolving shopping habits.
Projects including Brandon Park, Carlingford and Williams Landing reflect growing demand for stronger supermarket offerings, expanded fresh food precincts and more convenient one-stop shopping destinations. At Brandon Park, the centre is being repositioned through a major redevelopment and the introduction of a Woolworths alongside existing Coles and Aldi supermarkets, while Carlingford will benefit from a supermarket-anchored repurposing of a former department store. At Williams Landing, a neighbourhood centre expansion combined with additional large-format retail will provide a more comprehensive retail offer for Melbourne’s growing western suburbs.

Similarly, recently completed projects such as the expansions of Tuggerah and Castle Hill, together with the upcoming Roselands redevelopment, continue HomeCos investment in modern retail infrastructure that better serves both local communities and broader catchments. The Tuggerah expansion has introduced national retailers including Officeworks, Anaconda and Baby Bunting, while Castle Hill has strengthened its lifestyle and recreational retail offer. The proposed Roselands redevelopment will respond to growing demand for additional retail choice within a long-established regional shopping destination.
Designed for everyday convenience
Across its development pipeline, HomeCo is focused on delivering retail destinations that are more convenient, accessible and relevant to the way Australians shop today. The projects are designed to reduce the need for multiple shopping trips by bringing supermarkets, fresh food, large-format retail, healthcare, lifestyle retailers, and everyday services together in a single location.
HomeCo is also improving centre connectivity, accessibility and functionality through enhanced pedestrian circulation, improved vehicle access and parking, upgraded public spaces, and more intuitive centre layouts. These investments create a more seamless customer journey while supporting retailers through evolving omnichannel shopping behaviours, including click-and-collect and home delivery.
