GPT is investing over $200 million in the next stage of Rouse Hill Town Centre, adding more than 10,000sqm of retail, 50-plus new specialty stores and an enhanced Town Green. Anthony Iannuzzi, Head of Development, outlines how the expansion is keeping pace with Sydney’s rapidly growing North West. The approximately $200 million Stage 2 redevelopment of Rouse Hill Town Centre represents the next phase in GPT’s long-term masterplan for the asset and is the largest retail development GPT has un
dertaken in more than a decade. The project will deliver about 10,500sqm of additional retail GLA, including four new mini-majors, over 50 new specialty retailers, a revitalised Town Green, enhanced public amenity and over 200 additional car spaces. This evolution will further strengthen Rouse Hill Town Centre’s role as the primary regional centre for Sydney’s North-West, building on its legacy as one of Australia’s leading retail-led mixed-use destinations. The expansion has been designed to integrate seamlessly with the existing open-air town centre format while enhancing connectivity, public spaces and customer amenity. Located adjacent to Sydney Metro, the expansion will create a more complete and contemporary destination, bringing together retail, dining, leisure and community uses within a highly accessible open-air centre.
Responding to growth
The development responds to the sustained growth of Sydney’s North-West and the increasing demand for infrastructure and services across the region. Rouse Hill Town Centre’s total trade area is expected to grow at about 1.5 times the rate of Greater Sydney through to 2041, supported by public and private investment, including Sydney Metro, the future $910 million Rouse Hill Hospital, continued residential development and increasing employment generation. Together, these investments are transforming the North-West into a major metropolitan centre and strengthening the region’s economic importance.
The investment is also a response to demonstrated customer and retailer demand. Rouse Hill Town Centre has operated without a vacancy for four years, limiting the centre’s ability to introduce new brands, services and experiences sought by the local community. In addition, the centre serves a catchment characterised by above-average household incomes and a high concentration of family households, creating demand for a broader retail mix, enhanced dining options and improved customer amenity. The development provides the scale and diversity of offer required to support the region’s continued growth while reinforcing Rouse Hill Town Centre’s position as the dominant retail destination serving Sydney’s North West corridor.
A strategy for long-term growth
Across our $16.6 billion portfolio of 18 quality assets, we have identified a $1.5 billion development pipeline to increase visitation, enhance the customer experience, and create new opportunities for retailers to innovate and grow. The approximately $200 million expansion of Rouse Hill Town Centre sits at the centre of that pipeline, representing our largest retail development in over a decade.
This project aligns with one of GPT’s core value-creation strategies – to invest in and repurpose our most productive assets to drive enduring centre relevance and long-term performance. With limited new shopping centre supply entering the market, GPT is creating value by enhancing its existing centres.
Delivering 10,500sqm of new retail across more than 50 stores, the expansion responds directly to evolving customer expectations for greater choice, convenience and activation, ensuring Rouse Hill Town Centre remains a contemporary, future-proofed destination for the region. When complete, the development will reinforce the centre’s position as the retail, lifestyle and community heart of Sydney’s North-West.
Designing for experience
A key focus of our development is customer-centric design, which is embedded throughout our new precinct. The development is anchored by a new public space, the Town Green. The space features mature trees and landscaped areas designed for relaxation and informal community gathering. Town Green has been designed around comfort and amenity, framed by new alfresco dining and a multi-level wellness pavilion. Our mall designs continue on the much-loved indoor-outdoor narrative at Rouse Hill Town Centre. The spaces are voluminous, covered, light-filled and naturally ventilated, with connecting laneways to allow customers to discover our new zones and tenants. Convenience is at the heart of the new precinct, with direct access to basement car parking and a travelator connecting at the juncture of our new malls and Town Green. The mix is curated with our customers in mind, bringing them more of what they want, in a variety of formats, from flagship tenancies to experiential areas that invite dwell time.
Curating for the community
Our retail mix has been shaped by the people who matter most – our customers. Through direct feedback and rich spend data, we have developed a clear and compelling picture of what our community is looking for, and the answer has been consistent. Greater breadth in female fashion, a stronger unisex apparel offer, and a dining experience worth talking about. Rouse Hill Town Centre has long been the destination the surrounding community relies on for everything they need, and that loyalty is something the centre never takes for granted. This expansion, however, is about something more. It is about going beyond the expected and delivering the brands, flavours and experiences customers have been asking for.
Rouse Hill Town Centre has always delivered on need; now we have the opportunity to deliver on want.
