Amart Centre Braybrook, a large-format retail centre in Melbourne’s inner west with value-add potential, has been brought to market.

Located at 254 Ballarat Road in Braybrook, about 10km west of Melbourne’s CBD, the 9713sqm property sits on a 16,279sqm Commercial 2-zoned corner site with 257 metres of combined frontage to Ballarat Road and Lacy Street.

The asset is located near key retail destinations including HomeCo Braybrook, Sunshine Marketplace, Bunnings Sunshine and Highpoint Shopping Centre, while major infrastructure projects, such as the West Gate Tunnel, Metro Tunnel and Sunshine Superhub, are supporting continued growth across Melbourne’s inner west.

Stonebridge Property Group has been appointed to market the asset for sale, with national partners Justin Dowers and Kevin Tong leading the campaign.

Anchored by Amart Furniture, which operates more than 65 stores nationally, and supported by two additional retail tenancies, the centre offers significant repositioning potential, underpinned by rents that remain materially below prevailing large-format retail leasing rates across metropolitan Melbourne.

Dowers said opportunities to acquire large-format retail assets of this scale near the CBD were rare.

“The combination of a strategic inner metropolitan location, strong existing income and embedded rental growth positions Amart Centre Braybrook as one of the most compelling large format retail investment opportunities currently being offered nationally,” he said.

Both Tong and Dowers agreed that large-format retail fundamentals remain “exceptionally strong”, with the property well positioned to benefit from ongoing sector growth, while Dowers pointed to transaction volumes rising 82 per cent year on year between 2024 and 2025.

Amart Centre Braybrook is being offered for sale via a public expression of interest campaign, closing on June 24.
