Backed by a $200 million investment, Rouse Hill Town Centre is set to expand with more than 50 new stores, fresh dining and leisure experiences, and enhanced public spaces — all designed to meet the needs of Sydney’s rapidly growing North West.
Since its launch in September 2007, Rouse Hill Town Centre has stood as a benchmark for modern retail development. Developed by The GPT Group (GPT), the centre challenged the conventions of traditional shopping by integrating retail with open-air community spaces, premium amenities and lifestyle offerings tailored to a fast-growing population.
During the past 18 years, Rouse Hill Town Centre has evolved into one of GPT’s strongest performing assets. Its enduring success reflects GPT’s broader capability in curating and managing high-quality retail environments across its national portfolio.
With 17 premium retail assets, GPT has built a reputation as one of Australia’s leading real estate investment managers, consistently attracting major brands and fostering loyal customer engagement.

The centre’s success mirrors the rapid transformation of Sydney’s North West corridor. Once an agricultural district, Rouse Hill is now one of the fastest-growing regions in the country, underpinned by significant government infrastructure investment and strategic urban planning. With population growth in The Hills Shire now 4.6 times faster than the Sydney metro average and projected to increase by 71% over the next 15 years, demand for modern retail and community infrastructure continues to surge. This growth is reinforced by a local average household income 44% higher than the national average and improved connectivity via the Sydney Metro North West.
In response to this demographic and economic shift, GPT and the GPT Wholesale Shopping Centre Fund (GWSCF) are investing $200 million in a major expansion of Rouse Hill Town Centre. This redevelopment is GPT’s largest in more than a decade and is designed to meet the changing needs of the region’s rapidly growing population. The project will introduce more than 10,500m2 of new retail space and more than 50 new stores, encompassing dining, leisure, and retail offerings that cater to an increasingly diverse and experience-driven customer base.
The redevelopment will retain the centre’s signature open-air layout and strong community connection. Enhancements will include a new public Town Green, seamless pedestrian access with a continuous walking loop, upgraded end-of-trip facilities, and an additional 200 parking spaces. These improvements reflect GPT’s strategy to future-proof its top-performing assets by aligning them with evolving consumer expectations and emerging retail trends.

Already outperforming industry benchmarks with high occupancy and resilient income streams, Rouse Hill Town Centre is well-positioned to capitalise on a retail market that is increasingly blending physical and digital experiences. With Australian retail sales forecast to grow by 3.3% per annum per square metre over the next decade, GPT’s investment is both timely and forward-looking — positioning the centre as a flagship for the company’s next generation of retail destinations.

Importantly, this redevelopment marks just the beginning. Rouse Hill Town Centre is the first in a new pipeline of GPT retail developments currently in planning, with additional projects expected to roll out from 2026 onwards. These future investments will further reinforce GPT’s long-term strategy to grow and evolve its high performing retail portfolio in line with shifting demographics, customer expectations and emerging urban growth corridors.
