Shopping Centre News

We commented last year on the changing nature of Mini Gun ownership and how the major players had all taken positions in Mini Gun centres. This year the point is emphasised. A look at the Top 20 (on any table) shows the likes of Stockland, Mirvac, Charter Hall, Lendlease, Vicinity, DEXUS, SCA et al! Mini Gun centres are now the province of the major shopping centre players and their entry, in the main, has been over the last half-decade or so. In 2010 we listed around the same number of centres

as this year – 141 against 145 – so number 70 is approximately halfway for both. In 2010 the GLA of number 70 was 12,863m2 (Arana Hills Kmart Plaza), similar to number 70 today at 12,561m2 (Bathurst City Centre), so we’re comparing like with like. In 2010 the number 70 spot had an MAT of $80.0 million (Centro Springwood); today the number 70 spot is held by Valley Plaza with an MAT of $93.2 million, a 16.5% difference. In terms of MAT/m2, in 2010 the number 70 spot, Carnes Hill Marketplace, achieved $7,094; this year’s number 70 spot, Keilor Shopping Centre, got there with $8,391, an 18.3% difference. Those figures are symptomatic of what’s happened across the board. Solid performance increases are undoubtedly a result of professional management by the major players. In terms of MAT, two outstanding performers in the Top 10 are ISPT’s, JLL-managed Barkly Square and Stockland Balgowlah. Barkly Square moved into the number 3 spot with a 12.5% increase in MAT to $170.3 million while Stockland Balgowlah showed an 11% rise to $153.73 bringing it into the Top 10 at number 7. On the MAT/m2 ladder, Nowra Mall retained its number 1 place with a very creditable 5.3% improvement to $18,305. Some great figures out there with the Mini Guns; in terms of MAT/m2 you’re well into the 50s before you get below $9,000 and you’re into the hundreds before you go below $7,000. Powerful stuff!
