It’s Mini Guns time again and what an interesting field. It’s in the Mini Gun sector that more change occurs in ownership, development and management than in the other sectors (Little and Big Guns). Ten years ago, one company – Centro – controlled more than 40% of the sector; if you added at that time (2007) Centro and Stockland together, they held almost 50% of the total Mini Gun sector. Not so anymore, and not even close! Today, Charter Hall is the biggest player in the Mini Gun sector

with around 20%; Vicinity has approximately 13%. So the two biggest players together have only 33%, versus 50% ten years ago, and they are both new major players in the sector. So it’s a less dominated group of centres with other major players – Stockland, Mirvac, Lendlease, ISPT, Dexus, SCA Property Group, along with managing agents such JLL, Colliers and Knight Frank all with significant influence. In terms of MAT and MAT/m2, the Top 10 are more or less reflective of the sector as a whole. MAT-wise, St Ives Shopping Village stays at Number 1 with $248 million, up nearly 1% on last year. In a tough year for retail, six out of the Top 10 showed increases; the four showing decreases are all less than 1%. Stand out is ISPT/JLL Barkly Square with an 8.5% increase on the back of a 12% increase the year before. Vicinity’s Currambine Central jumped from 10th spot to 5th with an 8.4% increase and the company secured a fresh spot at Number 7 (from 16 last year) for Keilor Central achieving a 7% increase. So healthy rises – 5-9% and all falls less than 1%; that’s a good result. In terms of the Top 10, MAT/m2, again six showed increases and four decreases but the volatility was more pronounced. Stand outs were Chapley Group’s Norwood Place moving from 6th place to number 2 with an 11% improvement to $16,820 and Vicinity’s Benton’s Square recording a 7% hike to $15,946. For those of you who like recent historical comparisons, 10 years ago the ‘mid-point’ in terms of MAT was $77.0 million; today it’s $95.0 million. In terms of MAT/m2, the mid-point in 2007 was $6,900; today it’s $9,000. Glossary of terms used in these reports. GLA m2: Gross Lettable Area.
