Another great year for Little Guns. We feature 94 centres this year in comparison to 96 last year. Six centres, including the top MAT performer for the past several years running – Westfield Helensvale – are not ranked due to development activity. With a massive increase in MAT of 12.5%, Perron Group’s Belmont Forum in Perth, managed by JLL, takes out the number 1 spot with a huge $385 million. New entry Waurn Ponds Shopping Centre in Victoria, owned by ISPT and managed by Colliers comes
in at number 2 with an MAT of $340 million.
Of the 88 centres ranked, only 14 showed a downturn in MAT with six of those less than 2%. Other great performances in the Top 10 were Dexus’ Willows Shopping Centre up 7% and GPT’s Chirnside Park up more than 8%.
Other great gains in MAT included Stockland’s Cairns as well as Hervey Bay with rises of 8% and 7% respectively and a further 12% jump at Stockland Point Cook, while Stockland Traralgon recorded an 8% rise. ISPT’s (JLL managed) Wagga Wagga Marketplace posted a massive 14% rise to $188 million. Vicinity’s Little Guns had a good year too with an 8% jump in Warwick Grove, a 5% improvement at both Warriewood Square and Roxburgh Village and an 8% jump in Box Hill Central.
In the performance stakes, looking at the MAT/m2 table, Mirvac’s East Village takes the top honours with a 4% jump to a staggering $15,456. Coming in strongly at Number 2 is AMP Capital’s Marrickville Metro with a 6% rise to $12,450. The Oasis, owned by Abacus Property Group and Kohlberg Kravis Roberts (KKR), leaps into the Top 10 with significant sales growth, which according to the Centre Manager is “due to the stabilisation following its dining precinct development along with the refurbishment of the old Tavern and Woolworths”.
For the third year in a row, Winston Hills Mall in NSW tops the Specialty MAT/m2 table with a very enviable $14,821; up 1%. Victoria Gardens in Melbourne’s Richmond enters the Top 10 with a 13% rise to $11,704; it’s no wonder Vicinity Centres announced recently the acquisition of two adjacent parcels of land in order to expand the centre.
Testimony to the sheer strength of these Little Gun centres can be seen in the fact that 40 of the 88 centres ranked – or almost 50% of them – have specialty MAT/m2 levels above the $8,000 mark, with an average well above $9,000.
