Immersive exhibition Banksy Limitless has been secured as the anchor tenant at 155 George Street, The Rocks, following a leasing transaction completed by Colliers for the asset’s full ground floor.

The exhibition is set to occupy approximately 1811sqm at the Circular Quay site. Located at the junction of The Rocks and Sydney’s Uptown CBD, the property sits within the harbour precinct, offering frontage, transport access, and proximity to office buildings, hotels, and tourist attractions.

The transaction was negotiated by Colliers’ Michael Tuck and Jo Windybank. Tuck, head of retail leasing and advisory in Australia, said the leasing of the entire ground floor reflects a shift in the CBD retail market towards experiential, destination-led formats.

“Having secured Banksy Limitless as the anchor tenant, the exhibition reinforces the building’s position as a destination within one of Sydney’s most visited precincts,” said Windybank, senior executive, retail leasing.

“The activation will drive significant foot traffic to the property and create strong leasing opportunities for the remaining spaces within the building.”

Colliers’ research indicates experiential consumption is supporting the return to in-person retail and reinforcing demand for immersive formats. Retail vacancy in the Sydney CBD remains at about 5 per cent, indicating demand for space in central locations and for large-format tenants.

Banksy Limitless presents the work and cultural influence of Banksy. Following its run in London, the exhibition opened in Sydney on April 9, with more than 250 works in an experiential format.

The transaction comes as the Sydney CBD retail market continues to strengthen. Colliers completed more than 60 leasing deals across the CBD last year, with more than 50 per cent in food and beverage. This reflects demand for experience-led retail and hospitality uses.
